Many people are more than happy to choose a newer home within one of the many “superior” master-planned communities that have been built with Katy over the two decades or so including Cinco Ranch. In some ways, this is a shame although one can understand the draw of the newer more popular areas. But Katy, Texas also has several more established and mature, well maintained and incredibly good value home developments as well. One such development is the Kelliwood and Green Trails subdivisions. This established neighborhood offers a unique combination of local neighborhoods, lakes and golfing communities. This was certainly a project which broke the traditional mold at its inception and has shown over the years that this planned neighborhood was no mistake at all.
The Kelliwood development in Katy was started in the 1980’s and is a large group of subdivisions developed by Vincent Kickerillo of Kickerillo Companies. Kelliwood is named after Kickerillo’s daughter Kelli. When considering a move to the Katy Texas area, many folks will be offered or shown Katy homes to view in one of the better known, “newer” and considerably more expensive home developments that are available throughout Katy, TX.
It takes one back to the days of the true subdivision communities. It is established and offers beautiful, lush trees and landscaping. The homes were well constructed back then and offer plans that are not the “cookie-cutter” plans that many newer communities offer in Katy, Texas.
There are thirteen different subdivisions are included in the Kelliwood and Green Trails development, including Green Trails, Kelliwood, Kelliwood Courts, Kelliwood Enclave, Kelliwood Gardens, Kelliwood Green, Kelliwood Lakes, Kelliwood Links, Nottingham Country, Kelliwood Place, Kelliwood Pointe, Kelliwood Terrace, Kelliwood Trails, Lakes of Buckingham, and Lake Forest of Kelliwood.
The private club, Willow Fork Country Club, offers tennis courts, a fitness room, a swimming pool, and a golf course. A traditional dining facility is also available for lunch and dinner. Non-members can rent the facilities for weddings, meetings, and other events.
This area is also very nicely located on the far eastern side of Katy, just on either side of Fry Road. This location provides very easy access to I10 and a quicker option for the commuters into downtown Houston or to the Energy Corridor. This needs to be one of your possible locales for a new home in Katy, Texas if you want to live inside the Katy Independent School District but still need to be close to I10.
Each of the communities has its own HOA that does charge annual fees to maintain the area. But, in comparison to other areas in Katy, these HOA dues are much less than most.
The schools in the Kelliwood and Green Trails area of Katy, Texas is known for its fantastic schools which are served through the highly acclaimed and award winning Katy Independent School District. Being that Kelliwood and Green Trails is a community in Katy, it would be difficult to name all of the possible schools that your children may be zoned to without knowing which area of Kelliwood or Green Trails your new home will be in. However, currently, if you purchase a home in the Kelliwood and Green Trails community, your children will be zoned for either Taylor High School or Cinco Ranch High School. The feeder schools of elementary and junior high schools can be found here once you decide on a specific home.
Amenities in the Kelliwood and Green Trails Area
Kelliwood and Green Trails is of the older model of subdivision in Katy. Therefore, the amenities that are offered in some of the newer master-planned communities are not offered. But that doesnt mean that there are no amenities. Recreation is provided for most tastes.. Obviously boating and golf are high up the list, but there are many more options available within the area, including very close proximity to both George Bush Park and Terry Hershey Park. The Willow Fork Country Club is on hand, offering the types of amenities like fitness rooms, tennis courts, as well as entertainment centers. And of course, the location of Kelliwood and Green Trails is just minutes away from restaurants, shopping and all that Houston, TX has to offer.
The property taxes incurred in Kelliwood and Green Trails are quite a bit lower than other areas, and the home owner’s association fees are extremely attractive. The property taxes are assessed by the county appraisal district of the county that a particular property in located in. The Kelliwood and Green Trails areas lie within the boundaries of either Harris County or Fort Bend County. The appraisal district will assess the property value each year and taxes are determined off of that assessment. Property taxes are determined by using that county assessed value and dividing it by 100 (per $100 of value) and then multiplying it by the tax rate for that property. Most properties in Houston and Katy real estate markets are set up to pay school and county taxes. In addition to these to entities, if the property lies outside of a city limit, like most Kelliwood and Green Trailshomes do, then those properties are also, almost always, part of a MUD (Municipal Utility District) and will pay taxes to their MUD entity as well. Kelliwood and Green Trails Real Estate in Katy, Texas
Kelliwood and Green Trails housing options are fairly well covered, with single family homes. Greentrails does have some very nice condominiums as well. The homes average some $425,000 in price, but starting as low as $200,000’s and raising to a respectable $1,000,000+ top end.
